Review: Palm Living Bali – Villa Sentosa, Kayuputih

In 2015, Mary & I selected Palm Living Bali to design and construct Villa Sentosa on a picturesque hillside just outside Lovina. Looking back, the experience and the outcome exceeded our expectations on several fronts.

Project Management & Communication

From the outset, Palm Living Bali demonstrated professionalism and clear communication. The project manager kept me updated throughout every phase, from initial design concepts to the final handover. Despite the challenges that can come with building in Bali, the team navigated local regulations and logistics smoothly, ensuring the project stayed on schedule.

Design & Construction Quality

Villa Sentosa

Villa Sentosa stands as a testament to Palm Living’s commitment to quality and aesthetics. The architecture blends contemporary comfort with tropical elegance, maximising natural light and airflow. The materials used have proven durable, with the villa still looking fresh and well-maintained ten years later.

After completion, Palm Living continued to provide support, assisting with minor adjustments and offering advice on villa maintenance. Their ongoing property management services have also been reliable and responsive.

We started our journey with Palm Living almost 20 years ago when we decided to build a villa in Bali. They have handled every step up the with utmost honesty and in a timely manner.

We had our villa burn down 3 years ago and at that time, I thought we were done. We reached out to Roland and the Palm living Team. They reached out to the insurance company and handled everything.

Within 6 months our villa was back to new and finished in a timely manner. Better than expected. I highly recommend Palm living to handle all your building or real estate needs . Whole team is very friendly and professional. I couldn't trust anyone more than Roland and his team.

Building Villa Mata Hari

Engaging Palm Living

In 2016 we engaged Palm Living to find us a property in North Bali and by September 2017 were the proud owners of a wonderful block of land with fabulous views of the North Bali coast secured for a very reasonable price. As newcomers to, and at the time non-residents of Bali, we were unfamiliar with the processes for purchasing property on the island and Palm Living could not have been more helpful in helping us navigate what is a complex and time-consuming process.

Working on the Design Ideas

Over the next 2 years we started to work on ideas for the design and fit-out of a villa. Initially we had only a design concept and some hand-drawn, to-scale sketches/plans. Over time we must have iterated our ideas and plans countless times but throughout Palm Living were very accommodating, supportive and patient with us as our ideas and requirements evolved.

Our designs and requirements were a little different to the work Palm Living had worked on previously for their clients, which were a combination of modern, luxury, international style villas or Balinese style villas with thatched roofs for international, often absentee owners. We, on the other hand, were intent on building first and foremost a home, but with the capacity to generate future income for us through room letting to paying guests.

Robust discussions with Roland and his team

We remained undeterred, however, because we could see from Palm Living's previous work, and the way they approached our discussions together, their strong commitment to quality building standards and providing honest, practical advice. This we found invaluable because, whilst we had formed strong views on what we wanted to achieve, we had no experience of building or what would and would not work in practice.

We had many robust discussions but Roland and his team helped us navigate all this with a calm, polite, patience throughout, helping us to understand the challenges of what we were trying to do, make decisions and arrive at a design concept and an end product with which we have very few regrets, even four years later.

A flexible partner, responding fast

Having decided on a design and approved plans we then agreed on a contract and a price. Whilst Palm Living are not the cheapest in Bali, you pay for that you get, and we certainly got enormous value for money and a property that would have cost significantly more had we built it in Europe or Australia. We wanted quality and reliability and a place that would stand the test of time.

We also wanted a partner that would not run away if there were any problems along the way, and would fix any issues that cropped up. We wanted a partner with the flexibility to help us respond and react to circumstances that neither we nor they could have foreseen without an endless debate over variation costs.

Again, we could not have been happier with the contract we negotiated and the build process we experienced. Palm Living were happy to commit to a fixed price contract and a completion timeframe that had overrun penalties attached to it, and helped us through a significant redesign caused by unforeseen geological issues.

A phenomenal job for Villa Mata Hari

Palm Living honoured their contract with us by completing one month ahead of schedule despite building throughout COVID-19 restrictions. They sent us bi-weekly video and photo updates while we were out of the country to keep us posted on the progress of the build and we had regular video calls and discussions to help us make timely decisions along the way.

The end result is our dream home and the realisation of our vision. Often what you get is not quite as you had envisaged, but for us we’re delighted that we got precisely what we had dreamed of and can’t thank Roland and the team at Palm Living for helping us to to make those dreams come true.

Today it is our home, but also a place that we share with paying guests who regularly compliment us on the design and the quality of the build, and this provides us with an opportunity to thank and recognise Palm Living for the phenomenal job they did for us with Villa Mata Hari.
